Where the agreement and applicable law permit, we may offer to assign our purchase-contract rights to another buyer. That buyer could be seeking replacement property for a 1031 exchange. We may earn a fee or profit from an assignment; the structure, buyer obligations and required disclosures should be clear before you sign.
This does not guarantee a higher price, a buyer, funding or a closing. A buyer's exchange qualification must be reviewed with their qualified intermediary, tax adviser and title team. We do not hold exchange funds.

What the law requires, and what we tell you regardless
Ohio Senate Bill 155 (Ohio Rev. Code §5301.95), effective March 2, 2026, created new written-disclosure requirements for certain residential purchase contracts. We're confirming with counsel whether and how it applies to our purchases, and if it does, we'll provide that disclosure in the exact form the law requires, separately from any contract, before it becomes binding.
Regardless of that law, here is the standing disclosure we give on every contract, in full:
"Trust Partner Holdings LLC buys and sells for its own account. When we sell you a property, we are the seller, acting for ourselves — not your agent. When we buy a property, we are the buyer, not the seller's agent; we may assign our purchase contract to another buyer, and we may profit from doing so. You are welcome to have your own agent or attorney review anything we send you."
